17.28.010 Relationship to general plan.

In all respects, subdivisions and parcel maps will be considered with relation to the general plan of the county, precise plans of the county or preliminary plans and policies in anticipation thereof. (Ord. 278N § 7(part), 2004).

17.28.020 Advance planning-Subdivisions and parcel maps.

In the case of each subdivision, the county planning commission shall recommend to the board of supervisors, to accompany the final map, the advisability of dedicating suitable areas for parks, playgrounds, schools, fire stations and other public building sites that will be required for the use of the population which is intended to occupy the subdivision under the plan of proposed property uses therein. In all cases the commission shall recommend such measures as will preserve and enhance the scenic values of the county and the conditions making for excellence of residential, commercial or industrial development as the case may be. Subdivisions, parcel maps and other developments, which propose greenbelt as a part of the development plan, shall locate the greenbelt strategically, as a separation between wildland fuels and structures. The locations shall be approved by the inspection authority. (Ord. 278N § 7(part), 2004).

17.28.030 Flood control and drainage works.

The subdivider shall provide flood control or drainage systems within and downstream from his land division to carry storm runoff both tributary to and originating within the land division in accordance with the flood control practices established by the county. Areas known to be dangerous by reason of geological conditions, unstable subsurface conditions, ground water or seepage conditions, flood hazard, inundation, erosion or any other dangerous condition shall not be divided except under restrictions as to use of all or any part thereof. Said portions shall be clearly shown and so stated on the final map. (Ord. 278N § 7(part), 2004).

17.28.040 Railroads and grade crossings.

If railway crossings are involved, the plan of the land division will be considered in relation to the probability of grade separations or other treatment. Where the land division is adjacent to a railway right-of-way, and zoning plans or other conditions indicate that such property will be used for industrial purposes, highways in the same general direction as the railroad shall be as nearly parallel to such railroad right-of-way as practical, not less than one lot depth distant. 17.28.050 Road names.

Each road to be dedicated which is a continuation of an existing dedicated road shall be shown on the tentative map and shall be given the same name as such existing road. The proposed name of each road shown on the tentative map shall be reviewed by the subdivision committee. If such name is not a duplication of, or so nearly the same as to cause confusion with the name of any existing road located in the county or any city therein, or in close proximity thereto, and if such name is appropriate for a road name, such name shall be approved. All street names shall be spelled out in full on the map. (Ord. 278N § 7(part), 2004).
