Land use regulations are:
A. Permitted Uses.
1. All kinds of agricultural uses,
2. Communication tower/wireless communications facility placed atop an existing structure, which will not increase the height of said structure above twenty additional feet, or exceed the height limit of this zone district, whichever is greater;
B. Uses Allowed With Zoning Permit.
1. One single family manufactured home on nonpermanent foundation,
2. Communications tower/wireless communications facility placed atop or adjacent to an existing a structure in instances in which the height of the proposed facility will not exceed forty additional feet (sixty additional feet if the proposal provides for colocation) above the existing structure’s height;
C. Uses Allowed With Conditional Use Permit.
1. Additional single family manufactured homes on nonpermanent foundations for occupancy by indigenous agricultural workers; provided, that the density shall not exceed that of one manufactured home per twenty acres,
2. Agriculturally oriented services,
3. Mining,
4. Communications tower/wireless communications facility that does not meet the standards as specified in either subsection A or B of this section. (Ord. 525M § 14(part), 2003: Ord. 525H § 17, 1999: Ord. 525 § 1(part), 1989).

A. Setback from edge of right-of-way: minimum of twenty-five feet;
B. Side yard offset: minimum of ten feet;

A. Accessory building or structure height: maximum of fifteen feet;

A. Lot area: minimum of thirty-six acres;
B. Average lot width: minimum of six hundred feet;
C. Maximum ratio of dwelling floor area to lot area: two and one-half percent;
D. Maximum ratio of total buildings area to lot area: five percent, except agriculturally-oriented services shall not exceed twenty-five percent, and poultry ranches, greenhouses and similar uses shall be permitted a maximum of fifty percent.
