18.73.010 Land use regulations.

Land use regulations are:
A. Uses Allowed with Conditional Use Permit.
1. General commercial, residential, retail sales, restricted retail sales, customer service,
2. Communications tower/wireless communications facility;
B. Uses Requiring a Zoning Permit. All uses or changes in use within the specific category for which a conditional use permit is issued; i.e., a use permit issued under the category of retail sales must be accompanied by a zoning permit application for a specific use within that category. For example, a conditional use permit for retail sales also requires a zoning permit for a specific use (grocery store, etc.) Included within the retail sales definition. All changes in use or additional uses within that category (retail) require zoning permit approval. A change in use to another category such as from retail sales (grocery store) to general commercial (auto body shop) requires conditional use permit and zoning permit approval. If more than one use within a single category is requested, such as a retail sales establishment with a grocery store and a clothing store, both uses can be included in a single zoning permit application. Uses within two or more categories (i.e., retail sales and general commercial) may be included in a single conditional use permit application and require a zoning permit for each use or change in use within either of the two categories.
1. All conditional use permit applications and zoning permit applications shall be subject to approval based on the following plans and statements submitted by the applicant:
a. Complete site plan showing existing and final topography,
b. Building and structure locations, including plan and elevation views,
c. Parking area design, including pedestrian and vehicular flow designation, pavement, curbs, signs, lining and associated drainage facilities, as well as truck and passenger loading zones where applicable,
d. General landscaping design plan,
e. Plan for coordinated sign controls,
f. Drainage plan,
g. Fire control plan,
h. Water system plan;
i. Sewerage plan,
j. Statement of planned sequence of construction and occupancy,
k. Plan of general uses of floor area and land area. (Ord. 525H § 21, 1999: Ord. 525 § 1(part), 1989).

18.73.020 Structure location regulations.

18.73.060 Regulations determined by zoning authorities.

Regulations concerning structure location, structure height, lot dimensions, and off-street parking will be determined by the zoning administrator and the zoning agency during the course of review and approval of the planned commercial development plans and the conditional use permit.
