Land use regulations shall be as follows:
A. Permitted Uses.
1. Planned industrial park, subject to approval by the zoning administrator and zoning agency including:
a. Complete site plan with existing and final topography,
b. Building and structure locations, including plan and elevation views,
c. Parking area design including pedestrian and vehicular flow designations, pavement, curbs, signs, lining and associated drainage facilities, as well as truck and passenger loading zones where applicable,
d. General landscaping design plan,
e. Plan for coordinated sign controls,
f. Drainage plan,
g. Fire control plan,
h. Water system plan,
i. Sewerage plan,
j. Statement of planned sequence of construction and occupancy,
k. Plan of general uses of all floor area and land area;
2. Communication tower/wireless communications facility placed atop an existing structure, which will not increase the height of said structure above 20 additional feet;
B. Uses Allowed With A Zoning Permit. Communications tower/wireless communications facility placed atop or adjacent to an existing a structure in instances in which the height of the proposed facility will not exceed forty additional feet (sixty additional feet if the proposal provides for colocation) above the existing structure’s height. Structure location regulations are:

Off-street parking area requirements are:
A. Number of Parking Spaces Required.

Regulations concerning structure location, structure height, lot dimensions except minimum size of planned area, and off- street parking will be determined by the zoning administrator and the zoning agency during the course of review and approval of the planned industrial park plans.
